Dishwashers in the rental peninsula

A large share of the dishwashers we service downtown belong to someone who does not live there. Short-term rentals from Cannonborough to South of Broad turn over on Fridays and Sundays, long-term rentals near MUSC and the Citadel turn over in August, and both kinds of owner call us from another ZIP code with a cleaner’s photo of standing water. The route from Park Circle is fifteen minutes down I-26 and then the usual search for a legal space near King Street or a side-yard gate off a Harleston Village lane. We schedule inside the turnover gap, work off a lockbox code, and text the owner the written price.
The peninsula dishwasher fails in its own way. Charleston Water System is moderately soft, so scale is not the enemy here; grease and humidity are. Renters do not scrape plates, the sump fills with food and glass, and the drain pump strains until an impeller snaps. Kitchen humidity gets into the door latch and the touch controls, and a panel-front Bosch or Miele in a renovated Wagener Terrace kitchen starts refusing to start. Picture a King Street condo between guests on a Sunday: the tub holds two inches of gray water and the cleaner has already run it twice. That is a drain pump with a shard in it, and the technician clears or replaces it the same visit.
What the tub is telling you
Water left in the tub after the cycle
A drain pump blocked by glass, a fruit label or a bone, a check valve stuck shut, or a kinked drain hose behind the cabinet toe-kick. We remove the sump cover, clear the impeller, test the pump motor for resistance and confirm the air gap or high loop is doing its job.
Dishes come out dirty or gritty
A wash pump losing pressure, spray arms clogged with debris, a failed heater that leaves the water too cool to dissolve detergent, or a stuck inlet valve delivering half a fill. We measure water level at the end of fill, check the heater with the meter and clear the arms before condemning the pump.
Will not start, no lights or the cycle ends early
A door latch that no longer closes the switch, a control board that has lost a relay, or a thermal fuse on older Whirlpool and KitchenAid units. On panel-front models the latch strike often shifts when the panel is re-hung. We test the switch chain and adjust or replace what reads open.
Puddle in front of the door
A door gasket flattened by years of use, a tub seal that has hardened, or a spray arm hitting a tall pot and throwing water at the door vent. On the peninsula, a floor that is not level lets water pool at the front lip. We run a full cycle with the kick panel off and watch.
Cloudy glasses and white film
Not hard water downtown; Charleston water is soft. Usually too much detergent for the water, a rinse aid dispenser that has failed, or a heater not bringing the final rinse to temperature. We test the dispenser and heater, set the dosing, and the film clears within a few loads.
Loud grinding or humming from below
A wash motor bearing that is failing, or debris caught in the pump. Humming with no water movement means the impeller is jammed or the motor has seized. We clear the sump and test the motor before quoting, because a jammed impeller clears in minutes and a seized motor is a replacement.
The procedure
- Sump opened and pump, float and latch tested with the meter first.
- One written price that already carries the $99 diagnostic.
- Cabinet panels taken off the door and re-hung at the same height, finish untouched.
- Pumps, latches, valves and gaskets stocked for the common brands.
- Full cycle run, floor checked dry, written warranty handed to the owner or tenant.
How dishwasher repair runs on the peninsula
We open the door, look at what the tub tells us, and then work in a fixed order: latch switch, float switch, inlet valve, drain pump, wash pump, heater, control board. Each gets a meter reading, not a hunch. If the unit is a panel-front built-in, the cabinet panel comes off and goes somewhere safe before the kick plate does. Water is shut at the valve under the sink and the supply line is checked while we are there, because a peninsula kitchen with a soft copper line under a 1920s sink has often been kinked. When the failed part has a name, you receive one written price, and nothing is replaced until you approve it by phone, text or in person.
Bosch, KitchenAid, Whirlpool, GE, Samsung, LG, Frigidaire, Maytag and Kenmore are all on the van, and we service Miele, Thermador and JennAir panel-front units in the renovated kitchens of South of Broad and Harleston Village, ordering what we do not carry with a return visit that has no second trip fee. For rental owners and property managers, the tenant or cleaner gets the visit and the owner gets the written price by text and the invoice and warranty by email; approval is a reply, not a meeting. The pricing on every dishwasher call downtown works one way. The $99 diagnostic is inside the repair price you approve. Should you decline the repair, $99 is the whole bill. Booking online brings the repair down by up to $20.
Asked in Downtown Charleston
Can you fit a dishwasher repair between guests in a downtown Charleston short-term rental?
Yes, that is ordinary work for us. Give us the checkout and check-in times and the lockbox code. We arrive inside the gap, diagnose, text you the written price and repair on your reply. If a part has to be ordered, we tell you before the next guest arrives, and the return visit has no second trip fee.
My panel-front dishwasher matches the cabinets. Will you damage the panel?
No. The custom panel comes off with the door and is set aside on a pad before we touch the machine. We re-hang it at the same height and check the latch strike, since a shifted panel is a common reason these units will not start. Panel-front Bosch, Miele and Thermador units are routine in peninsula kitchens.
Is Charleston water hard enough to cause dishwasher scale?
Not on the peninsula. Charleston Water System is moderately soft, so scale on the heater and valve is rare downtown. Film on glasses here is almost always detergent dosing or a rinse aid problem, and cloudy glasses that do not wipe off are etching from too much detergent, not mineral. We set the dosing when we test the unit.
How long does a typical dishwasher repair take in Harleston Village or South of Broad?
Most are finished in one visit of one to two hours, including the test cycle. Downtown Charleston parking and a side-yard approach can add a few minutes to arrival but not to the work. If the repair needs a part we do not carry, we return once it is in, with no second trip fee.
Will the dishwasher repair cost more if the tenant, not the owner, is home?
No. Who opens the door does not change the bill. The tenant gets the visit and the technician’s explanation, the owner gets the written price by text and approves it, and the invoice and warranty go to the owner. The $99 diagnostic is inside the repair price either way, and $99 is the whole bill if you decline.
