Appliance repair on Isle of Palms and Sullivan’s Island

Saturday turnover on Palm Blvd, and the rental’s second refrigerator is warm, the dryer squeals, the dishwasher is holding water. Beach houses on pilings breathe salt air, and it corrodes condenser coils, hinges, door switches and boards faster than anywhere else on our route. We come over the Connector or the Ben Sawyer from Park Circle with a meter and a van stocked for salt. No island or bridge fee.

The route sheet

Working Isle of Palms and Sullivan’s Island

The beach is thirty-five minutes from O’Hear Ave. We take I-526 east over the Don Holt and the Wando into Mount Pleasant, then either the Isle of Palms Connector straight onto Palm Blvd or Coleman Blvd and the Ben Sawyer Bridge onto Sullivan’s Island and Middle St. On IOP the route runs Palm Blvd and Ocean Blvd from Breach Inlet up to the Wild Dunes gate; on Sullivan’s it is the numbered stations off Middle St from Fort Moultrie to the Breach Inlet end. Summer Saturdays slow the Connector, and the Ben Sawyer opens for boats, so we set island windows a little wider and call from Mount Pleasant with a firm time.

Nearly every house out here stands on pilings, and the appliances stand in the weather. The washer and dryer are often in an enclosed ground-level room under the house, open to salt air through every gap; the second refrigerator is in a carport or storage room facing the ocean breeze. Salt takes condenser coils, hinges, door switches, spark modules and control boards years before their time. A large share of the houses are weekly rentals, turned over on Saturdays by property managers who need a dead machine fixed before the next guests arrive. Water comes through Isle of Palms Water and Sewer and Sullivan’s Island from the mainland systems, moderately soft, so scale is not the issue. Salt, sand and hard use are.

Ice makersModules stalled after a summer of rental use, fill valves worn, fill tubes frozen, bins that cannot keep up with a full house.
Dryer · Palm Blvd

A rental on pilings with a ground-level laundry room and a dryer that shrieked on every turn. Rust had eaten the rollers and the idler. We replaced rollers, idler and belt, cleared a vent packed with sand and lint, and had it running quiet before the cleaning crew finished upstairs.

Fridge · Middle St

A Sullivan’s Island kitchen with a French-door refrigerator that went warm two days before guests arrived. The inverter board had failed after a storm outage. We metered the compressor to confirm it was sound, replaced the board from the van, and texted the property manager the invoice and warranty.

Washer · Wild Dunes

A front-loader in a villa laundry closet that would not drain and smelled of the beach. The drain pump was packed with sand from a week of towels. We cleared the pump chamber and hose, metered the motor, and ran a drain and spin to confirm the fix.

Dishwasher · Ocean Blvd

An oceanfront kitchen with a dishwasher that would not start. The latch switch had corroded open in the salt air and the board saw the door as open. We replaced the latch assembly, confirmed the board’s response, and ran a short cycle before the Saturday turnover.

Washer repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

A beach house washer runs all summer and lives in a ground-level room where salt air finds every gap. Tub bearings rust and the spin roars. Drain pumps pack with sand from a week of towels. Door locks give out on front-loaders that never rest between guests. We meter the pump, the lock and the motor, listen to the bearing, and write one price with the $99 diagnostic already inside it. Say no and the charge stops at $99. Book online and the repair is up to $20 less.

Can you turn around a washer repair between rental guests on Isle of Palms?

Usually. Property managers book us for Saturday turnovers with the check-in time, and the van carries pumps, locks and belts for Samsung, LG, Whirlpool, GE and Maytag. A pump full of sand is cleared on the spot. A bearing job is quoted in writing and done the same visit when the parts are aboard.

Dryer repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

Dryers on the islands shriek. Rollers and idlers rust in the salt air of a ground-level laundry room under a house on Palm Blvd, and the noise arrives before the failure. Door switches corrode open and the dryer plays dead. Vents under the house fill with sand and lint until the thermal fuse opens. We meter switch, fuse, thermostats and element, measure airflow, and write one number with the $99 diagnostic in it. Say no and $99 settles it. Booking on the web trims up to $20 from the repair.

What you noticeWhat it usually isWhat we do
Shriek or squeal on every turnRollers and idler pulley rusted in salt airFit new rollers, idler and belt, inspect the rear bearing for rust
Dead, no responseDoor switch corroded open, or a thermal fuse on the start circuitMeter the switch and fuse, replace, confirm start
Heats, then runs cold mid-cycleThermal fuse opened from a sand-packed under-house ventReplace the fuse, clear the vent, verify airflow
How long does a beach house dryer last on Sullivan’s Island?

Shorter than inland, and the ground-level laundry room is the reason. Salt air rusts rollers, idlers and switches years early. Replacing the rollers and idler as a set when the squeal starts, keeping the vent clear, and closing up the room as tight as the house allows all extend the machine. We tell you where yours stands at the visit.

Refrigerator and freezer repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

A warm refrigerator two days before guests arrive is the island emergency, and it gets a same-day window. The second refrigerator in a carport facing the ocean has a condenser coil eaten by salt and a start relay that finally burned. The kitchen French-door unit lost its inverter board in a storm outage. We meter compressor, relay, fans and board and write one figure with the $99 diagnostic already inside. Decline and $99 is the whole bill. Up to $20 off the repair if you book online.

Can you get to a warm refrigerator on Isle of Palms the same day?

Yes, when the call comes in the morning. The drive from Park Circle is about thirty-five minutes over I-526 and the Connector, longer on a summer Saturday. Keep the doors shut and tell us the brand, the model and whether the compressor is running, clicking or silent so the right board and relay ride out on the van.

The gasket dries and a puddle appears on the floor. Water here is soft, so scale is not the cause. We meter latch, pumps, valve and board, clear the sump, and write one number with the $99 diagnostic inside. Decline, and $99 is the total. Online bookings get up to $20 off the repair.

Can you fix a dishwasher in a Sullivan’s Island rental before Saturday check-in?

When the property manager books early in the week, usually yes. We take the lockbox code and the check-in time, meet the cleaning crew if needed, and repair from the van. Latches, pumps and gaskets are aboard for the common brands. The owner receives the written invoice and warranty by text or email.

Ice maker repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

A beach house ice maker works harder than any other on our route. Twelve guests, a cooler for the beach, and the bin never fills. Modules stall after a summer of constant harvests. Fill valves wear and the fill tube freezes. Salt air reaches the module wiring. We check pressure, meter valve and module, and inspect the mold. One written price with the $99 diagnostic already in it. Pass on the repair and $99 is all you pay. Book online and take up to $20 off the repair.

What you noticeWhat it usually isWhat we do
Bin never fills with a full houseModule worn out by constant harvests, or a fill valve weakTest the module and valve, replace, confirm harvest rate
No ice, module silentModule failed or wiring corroded at the harnessJumper-test the module, inspect the harness, replace the module
Fill tube frozenValve seeping after it closesThaw the tube, replace the seeping valve, run several harvests
Is the ice maker in an Isle of Palms rental worth repairing every summer?

A module and a valve are quick repairs with a written warranty, and they keep guests from complaining about ice. We also set expectations: a built-in ice maker makes a few pounds a day, and a house of twelve will empty it. Replacing the module before the season starts avoids the mid-July call.

Isle of Palms & Sullivan’s questions

Do you charge a bridge or island fee for Isle of Palms and Sullivan’s Island?

No. There is no bridge, island or travel fee anywhere in our service area, and the beach is inside it at about thirty-five minutes. The $99 diagnostic is your only charge, and it sits inside the repair price you approve. Decline the repair and $99 is the whole bill.

Can you fit a repair into a Saturday rental turnover on IOP?

Often, yes. We work Saturdays from 9am to 3pm and hold morning windows for rental turnovers when the property manager books ahead. Tell us the check-out and check-in times, the lockbox code, and what the machine is doing. Approval comes by text, and the owner gets the written invoice and warranty.

Why do appliances fail faster on the beach?

Salt air. It reaches the condenser coil, the door switch, the spark module, the hinges and the circuit boards, and it corrodes them years ahead of the same machine inland. Ground-level laundry rooms under raised houses are the worst spot. We carry the parts salt takes and tell you what to expect from the machine you have.

Do you service the built-in kitchens in Wild Dunes and on Sullivan’s Island?

Yes. Sub-Zero, Thermador, Viking, Wolf, Miele and JennAir built-ins are common in the newer oceanfront houses, alongside Whirlpool, GE, Samsung, LG and Bosch elsewhere. Panel-front refrigerators and dishwashers come out and go back without marking the cabinetry. One written number covers the visit.
