Appliance repair on Johns Island, down Maybank Highway

A Johns Island kitchen has two refrigerators, one inside and one in the garage for shrimp season and the farm stand haul, and the garage one dies first when August comes. Add well water outside the city lines and long gravel drives off River Rd, and you have a route we know well. We come down Maybank Hwy from Park Circle with a meter and a van loaded for wells.

The route sheet

Working Johns Island

Johns Island is the long leg of the route, about thirty-five minutes from O’Hear Ave. We run I-26 to I-526 west, cross the Ashley, and either take Savannah Hwy to Main Rd and the Limehouse Bridge over the Stono, or go through James Island and cross the Stono on Maybank Hwy. Maybank carries us past the Charleston Executive Airport to the crossroads with River Rd and Bohicket Rd near the Angel Oak. From there the island opens up: Sea Island Preserve and Stonoview off Maybank, the farms along River Rd, the new streets off Brownswood Rd, the old settlements out toward Kiawah River. Drives are long and often gravel, so we ask for the gate code or the landmark at the turn.

The island runs two kinds of water and two kinds of house. Inside the Charleston Water System and St. Johns Water Company lines the water is moderately soft and the problems are ordinary wear. Outside those lines the house is on a well, and well water leaves real scale and iron on inlet valves, dishwasher heaters and ice maker molds. The older farmhouses and 1970s ranches off River Rd carry long crawlspace dryer vents and second refrigerators in outbuildings. The subdivisions built since 2010 along Maybank Hwy carry builder packages with electronics that fail before the motors. Nearly every house keeps a garage refrigerator or a chest freezer for shrimp, produce and deer, and the summer heat in an unconditioned garage is what kills them.

What Johns Island calls about

ApplianceWhat we see most here
RefrigeratorsGarage refrigerators and chest freezers quitting in August heat, condenser coils matted with dust and pollen, kitchen French-door units in the Maybank Hwy subdivisions losing fans and boards.
DryersCrawlspace vents in the older houses off River Rd packed with lint, thermal fuses opening, heating elements burned through, gas igniters in the newer streets.
WashersInlet valves and screens scaled shut on well water, iron staining, drain pumps clogged with sand and grit, door locks failing on front-loaders.
DishwashersHeating elements crusted on well water, inlet valves filling slowly, drain pumps clogged, control boards failing in the newer kitchens.
Ranges & ovensGas oven igniters weak, glass-top elements dead, bake elements open, spark modules corroded in humid kitchens near the water.
Ice makersFill valves scaled by well water, molds white with mineral, frozen fill tubes, modules stalled.
Dryer · River Rd

A 1970s farmhouse with a dryer that took two cycles and smelled hot. The vent ran the length of the crawlspace to the far wall and was packed to the elbow with damp lint. We cleared the run, replaced a thermal fuse that had opened, and metered the element before running a timed load.

Fridge · Maybank Hwy

A garage refrigerator behind a Stonoview house, warm on the last week of August. The condenser coil was a mat of pollen and dust and the start relay had failed. We cleaned the coil, metered the compressor, replaced the relay, and the shrimp in the freezer compartment stayed hard.

Washer · Bohicket Rd

A top-loader on a well that filled at a trickle and left orange marks on the towels. The inlet valve was scaled nearly shut and the screens were solid with iron. We replaced the valve and screens, flushed the fill hoses, and suggested a sediment filter for the next machine.

Dishwasher · Brownswood Rd

A 2014 kitchen with a dishwasher that stopped mid-cycle and blinked a code. The drain pump had a shard of oyster shell wedged in the impeller and the motor had overheated. We cleared it, metered the motor, replaced the pump from the van, and ran a drain cycle to confirm.

Washer repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

On Johns Island the washer tells you what water you have. A top-loader on a well off Bohicket Rd fills at a trickle and leaves orange marks on whites. A front-loader in a Stonoview house throws a drain code and locks the door. Sand and grit from beach and field end up in the drain pump. We meter inlet valve, pump and lock and write one price with the $99 diagnostic already in it. Decline, and $99 is all you pay. Booked online, the repair carries up to $20 off.

What you noticeWhat it usually isWhat we do
Slow fill, orange stains on the laundryInlet valve and screens scaled by well water and ironReplace the valve and screens, flush the hoses, suggest a sediment filter

Won’t agitate, tub fills and drainsMotor coupler, belt or shifter actuator failedInspect and test each, replace the worn part, run a full cycle
Do you handle washers in the new Johns Island subdivisions as well as the old farmhouses?

Both. The front-loaders in Sea Island Preserve, Stonoview and the other streets off Maybank Hwy fail on pumps, door locks and bearings. The top-loaders in the farmhouses off River Rd fail on inlet valves scaled by well water. The van carries pumps, locks and valves for Whirlpool, Samsung, LG, GE and Maytag.

Dryer repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

Johns Island dryers vent the long way. Under the farmhouses and 1970s ranches off River Rd the duct runs the length of the crawlspace, and damp lint packs it until the dryer overheats and opens its thermal fuse. In the newer houses along Maybank Hwy the element or gas igniter is worn out. We meter fuse, thermostats and element and measure airflow, then write a price with the $99 diagnostic inside it. Decline, and the total is $99. Booking on the website takes up to $20 off the repair.

What you noticeWhat it usually isWhat we do
Two cycles to dry, hot smellCrawlspace vent packed with lint, thermal fuse near trippingClear the run, measure airflow, replace crushed duct with rigid pipe
Drum turns, no heatHeating element open or thermal fuse blown; gas igniter weakMeter each part, replace from the van, run a heat cycle
Thumping from the drumRollers worn flat or a belt frayedReplace rollers, idler and belt as a set
Will you clear the crawlspace dryer vent at a Johns Island farmhouse?

When it is the cause, yes. We measure airflow at the dryer, trace the run through the crawlspace, clear it, and replace flex duct that has sagged or crushed with rigid pipe. Then we replace the fuse or thermostat the blockage took out and time a full load. Ask about the vent when you book.

Refrigerator and freezer repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

Johns Island keeps more second refrigerators than anywhere on our route: garage units for shrimp season, chest freezers for deer and produce. An unconditioned garage in August is where they die, coil matted with pollen, relay burned. Kitchen units along Maybank Hwy lose fans and boards. A warm refrigerator or freezer gets a same-day window. We meter compressor, relay, fans and defrost parts and write one figure that includes the $99 diagnostic. Decline, and $99 is the entire bill. For online bookings, up to $20 comes off the repair.

What you noticeWhat it usually isWhat we do
Garage fridge warm in AugustCondenser coil matted with dust and pollen, start relay burnedClear the coil, meter the compressor, fit a new relay, check the condenser fan
Kitchen French-door warm on topEvaporator fan failed or damper stuckTest the fan motor and damper, replace, confirm cold air up top
Dead after a stormInverter or main board taken by a surgeMeter the board and compressor, replace the board
Can you save the shrimp in my Johns Island garage freezer?

We will try. A freezer that stops cooling gets a same-day window for a morning call, and the drive down Maybank Hwy is about thirty-five minutes. Keep the lid closed; a full chest freezer holds for many hours. The usual fault is a relay or a clogged coil, both repaired from the van.

Stove, range and oven repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

Johns Island ranges split between electric coil and glass-top units in the farmhouses and 1970s ranches and gas ranges in the newer streets off Maybank Hwy. The calls are familiar: one burner dead, an oven that never gets hot, an igniter that glows and clicks without lighting, a spark module corroded near the water. We meter element, switch, igniter and sensor and write one price with the $99 diagnostic already inside. Say no, and $99 is the whole cost. Booking online is worth up to $20 off the repair.

What you noticeWhat it usually isWhat we do
Oven never reaches temperatureBake element open or oven sensor driftingTest element and sensor, replace, confirm the temperature with a thermocouple
Gas burner clicks, no flameSpark module corroded or electrode fouledClean or replace the electrode, test and replace the module
Glass-top element deadRadiant element or surface switch failedMeter both, replace the failed part, inspect the glass
Do you service gas ranges on Johns Island?

Yes, gas and electric, freestanding, slide-in, wall ovens and cooktops. Gas ranges are common in the houses built along Maybank Hwy since 2010, and the failures are igniters, spark modules and safety valves. The van carries the common ones. We run the burners and the oven through a full heat cycle before leaving.

Dishwasher repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

A Johns Island dishwasher on a well loses its heating element to scale in two or three years and dishes end the cycle cold and wet. One on city water in Brownswood Rd lasts longer and fails on the drain pump. Inlet valves fill slowly, latches wear out. We meter the element, valve, pumps and latch, descale the sump, and write one number. The $99 diagnostic is inside that number. If you decline, $99 is the full charge. Book online and up to $20 is subtracted from the repair.

What you noticeWhat it usually isWhat we do
Dishes end the cycle cold and wetHeating element scaled and reading openMeter the element, replace it, descale the sump
Stops mid-cycle with a codeDrain pump jammed with shell or grit, motor overheatedClear the impeller, meter the motor, replace the pump
Fill is a trickle, cycle runs longInlet valve choked with well scaleMeasure flow, replace the valve, time the fill
Why does my Johns Island dishwasher leave a white crust on everything?

Well water. The minerals dry onto the dishes and build up on the heating element, and once the element is coated it runs hot and opens. We replace the element, descale the sump and spray arms, and check the rinse aid. A softener or a filter at the house slows the return.

Ice maker repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

The ice maker is the first casualty of a Johns Island well. The fill valve narrows, the cubes shrink and cloud, the mold whitens, the module stalls. On city water along Maybank Hwy it is more often a failed module or a frozen fill tube. We test pressure, meter the valve and module, and look over the mold. One written price with the $99 diagnostic already part of it. Decline the repair and $99 closes the visit. Book on the website and the repair comes with up to $20 off.

What you noticeWhat it usually isWhat we do
Cubes small and cloudyFill valve and filter restricted by well scaleCheck flow, replace filter and valve, clean the mold
Module stalled, no harvestIce maker module failed or thermostat stuckTest the module with a jumper, meter the thermostat, install a new module
Fill tube frozen solidInlet valve that seeps after closingThaw the tube, replace the valve, run three harvests
Can an ice maker last on Johns Island well water?

With a filter, yes. We replace the scaled valve, clean or replace the mold, and put in a fresh filter, and the ice maker runs for years if the filter is changed on schedule. Without a filter it scales again sooner, and we say so at the visit so you can decide.

Johns Island questions

Is Johns Island inside your service area, and is there a charge for the distance?

Yes, and no. Johns Island is about thirty-five minutes from the shop, the far edge of our range, and there is no travel charge for the distance or the bridges. You pay the $99 diagnostic, which is inside the repair price you approve. If you decline the repair, $99 is the whole bill.

My Johns Island house is on a well. What does that do to appliances?

It leaves scale and iron on everything water touches: washer inlet valves and screens, dishwasher heating elements, ice maker valves and molds. Those parts wear out years sooner than they do on city water. We carry them for the common brands and tell you whether a sediment filter or softener would protect the next set.

Do you repair garage refrigerators and chest freezers on Johns Island?

Yes, and they are a big part of the Johns Island route. An unconditioned garage in August is the hardest place a refrigerator can work, and the usual finding is a coil matted with dust and a burned start relay. Both are repaired from the van with a written warranty. A warm freezer gets a same-day window when the call comes in the morning.

How do I book a Johns Island repair and get the online discount?

Use the form on this page or call. Give us the address, the appliance, what it is doing, and how to find the drive off River Rd or Maybank Hwy. Booking online takes up to $20 off the repair once you approve the written price. The $99 diagnostic itself does not change.
